Developer announces $15M proposal for Clarion Hotel


GREEN BAY, WI (WTAQ) - A St. Joseph, Michigan based real estate developer is putting together a development proposal for the downtown Green Bay Clarion Hotel. 

The city bought the hotel in March, as part of the KI Convention Center expansion and arranged a deal to sell it and ensure renovations totaling $6.7 million. 

But the city council delayed a vote on the deal Tuesday after another developer came in last week. They were not able to meet with city leaders and alderman until Tuesday during the day. 

Edgewater Resources LLC partner and director of hotel operations Ed Vandenack says "the city is undervaluing this project as a whole".  Edgewater is says they are preparing to make an early July pitch involving an investment between $10 and $15 million. 

The Clarion Hotel that has been on the market for five years. The past year it has been in receivership, a type of bankruptcy. 

The city didn’t publicly except bids on the project.  They only talked with the current management company, American Hospitality Management about taking over the hotel. 

The deal they arranged between the two parties would secure an estimated $500,000 in airspace rights for the convention center expansion at the price of $150,000, the difference in the selling price and what the city paid for the hotel.
